Letting your property doesn’t come without it’s fair share of risks! What happens if your tenant stops paying? Our Rent Protection & Legal Costs cover protects against most of those risks.

With the internet becoming such a powerful tool in marketing we strongly believe in exposing your home to the maximum amount of property websites. Your home will be marketed on over 1400 different websites including Zoopla, On The Market and Boomin. We have also invested in our own state of the art interactive website which has on average 4,000 visitors per month.

We take care in selecting suitable tenants and only act in accordance with your instructions. All applicants are referenced by our industry leading referencing partner, Goodlord. Employer references, credit history and previous landlord reports are sought. Sillars staff accompany all viewings which gives us an ideal opportunity to meet and interview prospective tenants.

Over the years we’ve been looking after tenancy’s in and around Darlington, we’ve built an extensive network of reliable contractors and tradesmen to tackle almost any job that comes up. Customers on our Complete Tenancy Management package benefit from full access to our network.

Rent Protection – up to £15,000 max per month, for up to 12 months.
Vacant Property Cover – We pay 75% of the monthly rent for a max of two months after vacant possession obtained.
Property Damage Cover – Cover for a civil dispute, provided that the amount is more than £1,000.
Eviction of Squatters – Cover to evict anyone who is not your tenant or ex-tenant from the property and who has not got your permission to be there.
Contract Disputes of £100 or over.
Legal Expenses – Up to £100,000 legal expenses, should the tenant need to be evicted.

We take pride in the depth and thoroughness of our periodic property inspections, to ensure your investment remains protected. Our trained, eagle-eyed staff have a knack for spotting maintenance issues early so they can be nipped in the bud, they also have a keen sense for any tenant related issues and tenancy breaches. As an absolute minimum we aim to inspect your home twice a year, sending you a full photographic report.

With our industry leading, state of the arts accounting package, you can access your accounts from anywhere at any time. Our platform gives you full access to all accounts and transactions delivering maximum transparency. All payments are processed to your account within just 24hours of receipt from the tenant.
Each month you’ll receive a detailed statement showing a full breakdown of all income and expenditure.

The potential impact of rent arrears on a landlord can be devastating. It can seriously impact their ability to pay the mortgage and if left unchecked can spiral out of control causing a great deal of stress.
Sillars have a strict, robust credit control procedure which we are proud to announce is well below the average percentage of rent arrears. Our accounts department are fully committed to working with you and your tenant to bring the account back on track and keep it there.

We’ve got you covered. Our Tenancy Management team will handle all repairs and maintenance of your property ensuring it remains it tip top condition, whilst keeping your costs to a minimum level. We have fanstastic relationships with local trades enabling us to offer fantastic services on both proactive preventative measures and efficient reactive repair measures.
Of course, you’re still very welcome to use your own contractors if you wish. We’ll still oversee the job from start to finish, liasing with the contractor of your choice.
