We take care in selecting suitable tenants and only act in accordance with your instructions. All applicants are referenced by our industry leading referencing partner, Goodlord. Employer references, credit history and previous landlord reports are sought. Sillars staff accompany all viewings which gives us an ideal opportunity to meet and interview prospective tenants.

Our Rent Protection & Legal Costs

Our Rent Protection & Legal Costs

Rent Protection – up to £15,000 max per month, for up to 12 months.
Vacant Property Cover – We pay 75% of the monthly rent for a max of two months after vacant possession obtained.
Property Damage Cover – Cover for a civil dispute, provided that the amount is more than £1,000.
Eviction of Squatters – Cover to evict anyone who is not your tenant or ex-tenant from the property and who has not got your permission to be there.
Contract Disputes of £100 or over.
Legal Expenses – Up to £100,000 legal expenses, should the tenant need to be evicted.

Our trained, eagle-eyed staff have a knack for spotting maintenance issues early so they can be nipped in the bud, they also have a keen sense for any tenant related issues and tenancy breaches. As an absolute minimum we aim to inspect your home twice a year, sending you a full photographic report.

Sillars have a strict, robust credit control procedure which we are proud to announce is well below the average percentage of rent arrears. Our accounts department are fully committed to working with you and your tenant to bring the account back on track and keep it there.

We’ve got you covered. Our Tenancy Management team will handle all repairs and maintenance of your property ensuring it remains it tip top condition, whilst keeping your costs to a minimum level. We have fanstastic relationships with local trades enabling us to offer fantastic services on both proactive preventative measures and efficient reactive repair measures.
Of course, you’re still very welcome to use your own contractors if you wish. We’ll still oversee the job from start to finish, liasing with the contractor of your choice.
