Average House Prices – Key Findings

The average price of a house in Darlington over the last five years (2013-2017) was £143,791. Over the past year (Sep 2017 - Aug 2018) the average price of a house increased by 3 percent to £148,496. Over the last six months (Mar 2018 - Aug 2018), the average price increased again to £152,364.

When you drill down into different property types, detached and semi-detached properties have followed this trend:

  • Detached properties – average price over the last year was £250,242, which is up 7 percent on the five-year average. The price over the last six months is up 9 percent on the five-year average to £255,096.
  • Semi-detached properties – average price over the last year was £144,385, which is up 3 percent on the five-year average. The price over the last six months is up 5 percent on the five-year average to £146,735.

 

Terraced houses are currently selling below the five-year average, however. The average price over the five-year period 2013-2017 was £101,746. However, the price in the past year is down 3 percent to £98,415. Average terraced house prices over the last six months are lower than the five-year average too at £99,083.

For flats, the picture is more mixed:

  • Five-year average: £110,828
  • Average over the past year: £132,233
  • Average over the past six months: £116,792

 

Year-on-Year Trends

Overall, property prices have been increasing year-on-year, although they appear to be down in 2018 to the end of August.

Detached properties continue to increase in value, although they suffered a dip in average price in 2016.
